A new book published this week by the Appraisal Institute, “Residential Green Valuation Tools,” provides a comprehensive overview of the valuation of green and energy efficient homes.
The book was written by Sandra Adomatis, SRA, to help educate appraisers and is based on the premise that appraisers need to get up to speed on the latest energy efficient home features and learn to determine how green a property is.
The book describes the main elements of green homes — site, water and energy efficiency, indoor air quality, materials and operations and maintenance — and presents case studies to illustrate common scenarios and problems that arise in valuing high-performance homes.
Additionally, “Residential Green Valuation Tools” provides detailed instructions for appraisers on how to properly complete the Appraisal Institute’s Residential Green and Energy Efficient Addendum form for appraisal reports and explores the valuation of Energy Star homes, passive solar houses, solar photovoltaic systems and net-zero energy homes.
“The market for green, or high-performance, homes is clearly growing, and appraisers who want to appraise these homes competently need to stay up-to-date on the latest green terms, home features and organizations,” Appraisal Institute President Ken Wilson wrote in the book’s foreword.
Adomatis is a state-certified general appraiser who earned her LEED Green Associate credential from the Green Building Certification Institute in 2013. She is a current member of the Appraisal Institute’s Admissions and Designation Qualifications Committee and past vice chair of the national Education Committee. Adomatis has edited and contributed to Appraisal Institute books, courses and seminars in the past, including the Valuation of Sustainable Buildings professional development program.
